Why Choose DVC Sales Over Direct Purchase?
When you're considering Disney Vacation Club membership, you'll face a key decision: purchase directly from Disney or work with a resale brokerage like DVC Sales. While the direct route might seem simpler, the resale market offers compelling advantages that are worth exploring. We've helped hundreds of families through this process, and the savings and opportunities available through resale can be substantial.
The Financial Reality of Resale Savings
The most immediate benefit of purchasing through DVC Sales is the cost difference. Current Disney retail prices range from $205 per point at Saratoga Springs and Old Key West to $275 per point at Bay Lake Tower and Beach Club for Walt Disney World resorts. At Disney's Grand Californian, you're looking at $310 per point, while Vero Beach starts at $150 per point.
Resale prices typically run 30% to 50% below these retail rates. For a 150-point contract at Bay Lake Tower, that's the difference between paying $41,250 retail and potentially finding a resale contract in the high $20,000s or low $30,000s. These aren't small numbers when you're talking about a family's vacation budget.
Breaking Down the True Costs
When you purchase DVC, you're looking at two ongoing expenses: your initial purchase price and annual dues. The purchase price is where resale delivers the biggest advantage. Annual dues, which cover resort maintenance, housekeeping, and operations, remain identical whether you purchased direct or resale. These dues do increase over time as operating costs rise, so it's important to factor them into your long-term vacation planning.
At DVC Sales, we charge a 6.9% commission (compared to the industry average of 9.5%), along with a $500 buyer administration fee and a $150 seller estoppel fee. Even with these costs, the savings on the purchase price typically far outweigh the transaction fees.
Access to Legacy and Sold-Out Resorts
One of the most compelling reasons to consider resale is access to resorts that Disney no longer sells directly. Properties like Beach Club Villas, BoardWalk Villas, Old Key West, and Saratoga Springs aren't available through Disney's current sales program, but you can find contracts for these resorts in the resale market.
These older resorts often offer unique advantages. Beach Club Villas puts you within walking distance of EPCOT and offers access to Stormalong Bay, one of Disney's most elaborate resort pools. BoardWalk Villas places you in the heart of Disney's entertainment district. Old Key West provides some of the largest villa accommodations in the DVC system.
The Home Resort Booking Window
When you own at a specific resort, you get an 11-month booking window for that property, compared to the 7-month window for all other DVC resorts. This home resort priority can be crucial for booking popular times like Christmas week, Food & Wine Festival dates, or holiday weekends when availability gets tight.
If you have your heart set on staying at Beach Club during EPCOT's festivals or at BoardWalk during the holidays, owning there gives you the best chance of securing those dates. The resale market might be your only path to ownership at these legacy properties.
Contract Flexibility and Variety
The resale market offers contract options you simply won't find when purchasing direct from Disney. You can find contracts with different use years (the month your points are allocated annually), various point totals, and different expiration dates. This variety lets you match a contract to your specific vacation patterns.
Some families prefer February use years because they align with Presidents' Day trips. Others want October use years for Food & Wine Festival visits. The resale market gives you options to find contracts that work with your schedule rather than forcing you into whatever Disney currently offers.
Understanding What You Get and What You Don't
Resale DVC contracts provide access to all the core DVC benefits that matter most to families. You get the same villa accommodations, the same booking systems, and the same ability to bank unused points or borrow from future years. Your stays at DVC resorts are identical whether you purchased direct or resale.
The main limitations involve Disney's newer vacation options. Resale contracts don't include access to the Disney Collection (non-DVC Disney resorts), Adventures by Disney trips, Disney Cruise Line member perks, or other Disney vacation products beyond the DVC resort system. For most families, these restrictions don't outweigh the savings, especially since these benefits have evolved over time and aren't guaranteed to remain part of direct purchases indefinitely.
Annual Dues Considerations
Whether you purchase direct or resale, annual dues are identical and represent a significant ongoing cost. For 2024, dues range from around $7 per point at some resorts to over $10 per point at others. For a 150-point contract, that means annual dues between $1,050 and $1,500, and these typically increase 3% to 5% annually.
The key advantage of resale is that your lower initial purchase price gives you more budget flexibility for these ongoing costs. The money you save upfront can help offset several years of dues increases or provide a cushion for other vacation expenses.
The ROFR Process
Disney maintains a Right of First Refusal (ROFR) on all DVC resale transactions. This means Disney can choose to purchase your contract at the agreed price instead of letting the sale proceed to you. In practice, Disney exercises ROFR selectively, typically when contracts are priced significantly below market value.
We've guided hundreds of families through the ROFR process. While it can add 30 to 45 days to your purchase timeline, it's simply part of the resale process. If Disney exercises ROFR on your contract, you receive your earnest money back and can continue shopping for another property.
Market Timing and Availability
The resale market provides opportunities that don't exist when purchasing direct. Contract availability varies throughout the year, and pricing can fluctuate based on supply and demand. Patient buyers who work with experienced brokers can sometimes find exceptional values.
Popular resorts like Beach Club or Riviera often have waiting lists when purchased direct (if available at all), but resale contracts become available regularly as members' circumstances change. We maintain current listings and can alert you when contracts meeting your criteria become available.
Why DVC Sales Makes Sense
With over 25 years in the DVC market, we understand how to match families with the right contracts for their needs. Our lower commission structure means more of your money goes toward your actual purchase rather than fees. The $500 buyer administration fee covers contract review, closing coordination, and ongoing support throughout your purchase process.
We don't just process transactions. We help you understand point charts, explain booking strategies, and provide guidance on how different resorts and use years might work with your vacation plans. Our goal is making sure you understand what you're purchasing and feel confident about your decision.
The choice between direct and resale ultimately depends on your priorities. If the newest resorts and access to Disney's broader vacation offerings are important to you, direct purchase might make sense. But if your focus is on DVC resort stays at the best possible value, with access to some of Disney's most beloved properties, the resale market through DVC Sales offers compelling advantages worth considering.
Most of our clients find that the combination of substantial savings, access to legacy resorts, and flexible contract options makes resale the right choice for their families. The DVC experience itself remains magical regardless of how you purchase your membership.
