Understanding Disney Vacation Club Ownership
Disney Vacation Club represents a different approach to vacation ownership that's designed around flexibility and access to Disney's resort properties. When you purchase a DVC membership, you're getting a real estate interest in a Disney resort property, along with an annual allotment of vacation points that you can use to book accommodations across the DVC network.
This isn't a traditional timeshare where you're locked into the same week and same unit every year. Instead, DVC operates on a points-based system that gives you the flexibility to choose when, where, and how long you want to stay at any of the Disney Vacation Club resorts.
How the DVC Points System Works
Each DVC membership comes with a specific number of points that are allocated to your account annually. These points serve as your vacation currency, and the number of points required for a reservation depends on several factors: which resort you choose, the size of the villa, the time of year you're traveling, and how many nights you're staying.
For example, a studio villa at Disney's Saratoga Springs Resort might require 11 points per night during a slower season, but could require 25 points per night during Christmas week. A two-bedroom villa at the same resort during the same periods might require 21 points versus 51 points respectively. This variable pricing system allows DVC to manage demand while giving you options for how to spend your points.
Banking and Borrowing Points
One of the most valuable features of DVC ownership is the ability to bank unused points from your current use year into the next year, or borrow points from next year's allocation for this year's vacation. This flexibility means you can save up for a longer vacation or use extra points when you need them most.
You can bank your current year's points up to four months before your use year expires, and those banked points must be used within the following use year or they'll expire. Borrowed points work in reverse, allowing you to access next year's points early, but those borrowed points must be the first ones used in the following use year.
The Home Resort Advantage
When you purchase a DVC contract, you'll select a specific resort as your home resort. This designation gives you an important booking advantage: you can make reservations at your home resort starting 11 months before your check-in date, while reservations at all other DVC resorts can only be made starting 7 months out.
This four-month head start can make a significant difference, especially during popular travel periods like spring break, summer vacation, or the winter holidays. If you have your heart set on staying at Disney's Beach Club Villas during the Epcot International Food & Wine Festival, purchasing Beach Club as your home resort gives you the best chance of securing those dates.
The home resort advantage also extends to room type preferences. At your home resort, you can book any available room size. At other resorts, you're limited to booking the same size or smaller than what your home resort contract allows.
DVC Resort Options and Locations
Disney Vacation Club includes resorts at Walt Disney World in Florida, Disneyland Resort in California, Aulani in Hawaii, Hilton Head Island in South Carolina, and Vero Beach in Florida. Each resort has its own character and amenities, from the Victorian elegance of Disney's Grand Floridian Resort to the tropical paradise of Aulani.
At Walt Disney World, you'll find DVC resorts at or near all four theme parks. Disney's Polynesian Villas & Bungalows and Disney's Grand Floridian Resort offer monorail access to Magic Kingdom. Disney's Beach Club Villas and Disney's BoardWalk Villas put you within walking distance of Epcot. Disney's Animal Kingdom Villas provide savanna views and proximity to Animal Kingdom theme park.
The non-Walt Disney World resorts offer different experiences entirely. Aulani combines Disney storytelling with authentic Hawaiian culture, while Disney's Hilton Head Island Resort and Disney's Vero Beach Resort provide relaxing beachfront getaways with a more intimate Disney touch.
Villa Types and Amenities
DVC accommodations range from studios that sleep up to four guests to three-bedroom Grand Villas that can accommodate up to 12 guests. Studios include a kitchenette with a mini-refrigerator, microwave, and coffee maker. One-bedroom and larger villas feature full kitchens, separate living areas, and washer/dryer units.
These villa-style accommodations provide more space and amenities than traditional hotel rooms, making them particularly valuable for families or longer stays. The ability to prepare some meals in your villa can also provide both convenience and cost savings during your vacation.
Purchasing DVC Through the Resale Market
We've helped hundreds of families purchase DVC contracts through the resale market, where you can often save 30-50% compared to purchasing directly from Disney. These are the same DVC contracts that Disney sells, with the same deed and the same annual point allocation.
Resale contracts do have some limitations compared to direct purchases. You won't be able to use your points for Disney's Collection properties (like properties in other vacation destinations), Disney Cruise Line, or Adventures by Disney. However, you retain full access to all DVC resort properties and all the core benefits of membership, including banking and borrowing points.
When you purchase resale, you're also subject to Disney's Right of First Refusal, which means Disney has the option to purchase your contract at the agreed-upon price before the sale is completed. This process typically takes 30-60 days, and Disney exercises this right selectively based on their own business needs.
Understanding Annual Dues
Every DVC contract comes with annual maintenance fees, commonly called dues, that cover the resort's operating costs, housekeeping, maintenance, and management. These dues vary by resort and are calculated per point, so a 100-point contract will pay dues on 100 points annually.
As of 2024, annual dues range from approximately $4.50 per point at Disney's Old Key West Resort to over $9.00 per point at some of the newer resorts. These fees can increase annually based on the actual costs of operating each resort, though DVC resorts have historically shown modest and predictable increases.
Making the Most of Your DVC Membership
Successful DVC ownership requires some planning and strategy. The most satisfied members are those who learn to work within the points system and take advantage of the booking windows and seasonal variations in point requirements.
Consider your family's vacation patterns when selecting a home resort. If you typically visit Disney during peak seasons, the 11-month booking advantage becomes more valuable. If you're flexible with your travel dates, you can stretch your points further by traveling during lower-demand periods.
Many members find value in alternating between different types of vacations. You might use fewer points for a long weekend getaway in a studio villa, then bank points for a week-long stay in a larger villa the following year.
Planning Your Point Allocation
When considering how many points to purchase, think about your family's typical vacation needs over the next 2-3 years. Calculate the points required for your preferred resort, villa size, and travel dates, then use that as your baseline. Remember that your needs may change over time as your family grows or your vacation preferences evolve.
Many families start with a contract size that covers their basic annual Disney vacation, then add additional points later if needed. DVC contracts can be purchased in increments as small as 25 points, and there's no limit to how many separate contracts you can own.
Working with DVC Sales
We charge a 6.9% commission on resale transactions, which is significantly lower than the industry average of 9.5%. Our buyers pay a $500 administrative fee, and sellers pay $150 for the estoppel certificate that Disney requires for all transfers.
Throughout the process, we handle the contract review, coordinate with Disney for the Right of First Refusal process, and guide both buyers and sellers through closing. Our experience with Disney's requirements and timelines helps ensure smooth transactions and realistic expectations about the process.
The resale market provides access to contracts at many different resorts, with various point totals and use years. We can help you understand the implications of different home resort choices and find contracts that match your vacation goals and budget.
Disney Vacation Club offers a unique form of vacation ownership that combines the flexibility of a points system with access to some of the world's most desirable resort destinations. When you understand how the system works and purchase the right contract for your needs, DVC can provide years of memorable family vacations with the quality and service that Disney is known for.
