When you purchase a DVC membership, you're buying an annual allotment of vacation points. These points serve as your vacation currency, allowing you to book stays at any of the 14 Disney Vacation Club resorts or through Disney's exchange programs. Currently, DVC members have access to resorts at Walt Disney World in Florida, Disneyland in California, Aulani in Hawaii, Hilton Head Island in South Carolina, and Vero Beach, Florida. Each resort offers its own unique character and amenities, from the Victorian elegance of Disney's Grand Floridian Resort to the tropical paradise of Aulani.

The Flexibility That Members Value Most

The flexibility of the points system is what most members cite as their favorite aspect of DVC ownership. Your points give you options that simply don't exist with traditional vacation planning.

Need a larger villa this year because extended family is joining you? Use more points for a larger accommodation. Planning a shorter trip? Use fewer points and save the rest for later. Want to skip this year's vacation entirely? Bank your points into next year's allotment, giving you double the points to work with.

The borrowing feature works in reverse too. If you're 35 points short for your dream vacation, you can borrow from next year's allocation. This kind of flexibility means your vacation plans can adapt to your family's changing needs and circumstances.

You can also choose different resorts each year. Maybe you want to experience the convenience of staying at Disney's Bay Lake Tower with its walking path to Magic Kingdom this year, then switch to Disney's Beach Club Villas next year to be steps away from Epcot. With DVC, you're not tied to the same location every vacation.

Choosing Your Home Resort

When you purchase a DVC membership, you'll need to select a home resort. This choice affects more than just where you own, it impacts your booking flexibility, especially during busy travel periods.

Your home resort gives you what's called Home Resort Priority. This means you can book reservations at your home resort up to 11 months before your check-in date. All other DVC members, regardless of their home resort, can only book at your resort starting at 7 months before check-in.

That four-month booking advantage can make a significant difference, particularly for popular travel times like Christmas week, spring break, or during special events. If you're planning to visit during Epcot's Food and Wine Festival and want to stay at Disney's Boardwalk Villas or Disney's Beach Club Villas where you can walk to the park, having home resort priority at one of those resorts could be essential.

Our recommendation is straightforward: choose the resort you most want to visit regularly. If you dream of waking up with a view of the Magic Kingdom fireworks, consider Disney's Polynesian Villas or Disney's Grand Floridian Resort as your home resort. If you prefer the convenience of Disney's Riviera Resort with its Skyliner access to Epcot and Hollywood Studios, that might be your best choice.

Don't worry about limiting yourself to just your home resort. You'll still be able to book at all 14 DVC resorts, just with the seven-month booking window instead of eleven months for non-home resorts.

Understanding the Points System

DVC points work differently than traditional hotel bookings. The number of points required for a stay depends on several factors: the resort you choose, the size of the villa, the season, and even the specific dates of your visit.

Peak seasons like Christmas, New Year's, Easter, and summer require more points than quieter periods in January, February, or September. A studio villa requires fewer points than a one-bedroom, which requires fewer than a two-bedroom villa. Some resorts command higher point values due to their popularity or location.

For example, a week in a studio villa at Disney's Saratoga Springs Resort during a low-demand period might cost around 77 points, while that same week at Disney's Riviera Resort could require 95 points. Move to a peak week, and those numbers could jump to 161 points at Saratoga Springs or 200 points at Riviera.

This variable pricing system actually works in your favor once you understand it. You can stretch your points further by traveling during lower-demand periods or choosing different villa sizes based on your party size for each trip.

The Resale Market Advantage

Most DVC buyers we work with purchase their membership through the resale market rather than directly from Disney. The reason is simple: significant savings without sacrificing the core membership experience.

Resale contracts typically cost 20-50% less than purchasing directly from Disney. You get the same access to all DVC resorts, the same villa accommodations, and most of the same membership benefits. The primary differences involve certain Disney perks like discounts on Annual Passes or access to some member-only events, but the fundamental vacation ownership experience remains identical.

When you purchase resale, you're buying from another DVC member who has decided to sell their ownership. These contracts have already passed Disney's Right of First Refusal (ROFR) process if they're available for sale, meaning Disney has chosen not to buy back the contract themselves.

The resale process involves the same legal protections and documentation as direct purchases. We handle the estoppel process to verify all account details, arrange title work, and ensure the transfer meets all Disney requirements. The entire process typically takes 60-90 days from contract signing to deed recording.

Determining the Right Point Total

One of the most common questions we get is "how many points do I need?" The answer depends entirely on your family's vacation patterns and preferences.

Start by considering your typical Disney vacation. How many nights do you usually stay? What size accommodation works best for your family? Do you prefer to visit during busy periods or are you flexible with timing?

A good approach is to estimate your vacation needs for the next 2-3 years, calculate the points required for those trips, and base your purchase on that average. Remember, you can bank unused points into the following year or borrow points from the next year if needed, so you don't need to match your point total exactly to every possible vacation scenario.

Many families find that somewhere between 100-150 points annually gives them good flexibility for week-long stays in one-bedroom villas during moderate seasons, while 200+ points allows for longer stays, larger villas, or peak season travel.

Beyond Walt Disney World

While most DVC resorts are located at Walt Disney World, your membership opens up destinations beyond Central Florida. Aulani in Hawaii offers a different kind of Disney magic with its authentic Hawaiian culture and stunning oceanfront location. Disney's Grand Californian Hotel at Disneyland provides convenient access to both Disneyland parks with the sophisticated elegance of the Grand Californian.

For non-Disney destinations, DVC members can exchange points through Disney's partnership with RCI for vacations worldwide, though most members find the best value comes from staying at Disney Vacation Club resorts.

The Long-Term Value Proposition

DVC membership is a long-term commitment. Most contracts run until 2042-2070, depending on the resort. The value proposition works best for families who plan to visit Disney regularly over many years.

Consider that Disney resort hotel rates have increased consistently over the decades. A DVC membership essentially locks in your accommodation costs at today's pricing through the life of your contract. Your annual maintenance fees will increase modestly over time, but these increases have historically been much smaller than Disney's hotel rate increases.
