When you purchase DVC points through the resale market, you get the same access to the points system that direct purchasers enjoy, often at 30-50% less than current Disney retail prices. The points work exactly the same way whether you purchased directly from Disney or through resale, with some exceptions we'll cover later.

Each DVC contract is tied to a specific "home resort" where you have booking priority, but your points can be used at any of the 17 DVC properties worldwide. This system gives you incredible flexibility to plan vacations that fit your schedule and preferences.

How the Points System Works

The DVC points system operates on a use year cycle, which determines when your annual points allocation becomes available. Your use year can be February, April, June, August, October, or December, depending on your contract.

Each resort publishes a points chart that shows exactly how many points you'll need for different accommodations. These point requirements vary by several factors:

  • Season: Peak times like Christmas week or summer require more points than quieter periods
  • Room type: Studios require fewer points than one-bedroom or two-bedroom villas
  • Resort: Some resorts command higher point values due to location or amenities
  • View: Standard view rooms typically cost fewer points than lake view or theme park view accommodations

Members can book stays at their home resort up to 11 months in advance, while bookings at other DVC resorts can be made starting 7 months prior to check-in. This booking window system gives home resort members priority access to prime dates and room categories.

Your points can also be banked (saved to the following use year) or borrowed (used from next year's allocation) within certain limits, giving you even more flexibility to plan larger trips or adjust for changing vacation patterns.

Resale Restrictions to Consider

Resale contracts do come with certain limitations compared to direct purchases. These restrictions won't affect your ability to book DVC resort stays, but they do limit access to some Disney programs:

Resale members cannot book Disney Collection properties (select Disney hotels outside the DVC system), Adventures by Disney trips, or Disney Cruise Line voyages using their DVC points. Additionally, some newer member perks and discounts are restricted to direct purchasers.

For most families, these restrictions don't significantly impact their vacation plans. The vast majority of DVC usage involves stays at the 17 DVC resorts, which remain fully accessible to resale purchasers. If you're primarily interested in Disney World, Disneyland, or other DVC resort stays, these limitations probably won't affect your experience.

Finding the Right Contract

Evaluating Listings by Resort, Contract Size, and Use Year

Every family's vacation patterns are different, so there's no one-size-fits-all approach to selecting a DVC contract. We recommend starting by estimating your vacation plans for the next 2-3 years, then calculating the points you'd need based on your preferred travel dates and accommodations.

Resort selection often comes down to where you plan to vacation most frequently. If you're primarily interested in Disney World, resorts like Saratoga Springs, Old Key West, or Polynesian Village might make sense as your home resort. For Disneyland visits, Grand Californian provides convenient access to Disney California Adventure and Disneyland Park.

Contract size is another important consideration. Smaller contracts (under 100 points) work well for families who take shorter trips or visit during lower-point seasons. Larger contracts (150+ points) provide more flexibility for longer stays, peak season visits, or multiple trips per year.

Use year timing affects when your points become available and when they expire if unused. If you typically vacation in the summer, an April or June use year might work well. Winter travelers might prefer an October or December use year. The key is matching your use year to your natural vacation patterns.

Understanding the Purchase Process

The DVC resale process typically takes 45-75 days from contract signing to closing. This timeline includes several important steps that protect both buyers and sellers.

After you submit an offer and it's accepted, Disney has the Right of First Refusal (ROFR) period where they can choose to purchase the contract at the same price and terms. This process usually takes 30-45 days. Disney exercises ROFR selectively, often based on factors like price, resort, and current market conditions.

If Disney waives their right of first refusal, the contract proceeds to closing. During this phase, the title company handles the legal transfer of ownership, confirms the contract details, and processes all payments. You'll receive an estoppel letter from Disney confirming the contract details and any outstanding obligations.

Once closing is complete, Disney updates their records to reflect your ownership. You'll receive your new member materials and can begin booking vacations using your points, typically within a few business days of closing.
